Coldwell Banker Commercial Metro Brokers Agents obtain their “PhD”

COLDWELL BANKER COMMERCIAL® Metro Brokers associates can earn a “graduate degree” in commercial real estate. A new “PhD” program has been developed for “commercial-only” real practitioners – consisting of formal classes, along with related business activities. The month-long training, personal marketing and management system was launched in May.

“Prior to PhD, commercial real estate training has been anecdotal, sporadic and theoretical, hardly structured and re-enforced,” said PhD developer and instructor, Marty Rueter, the recently named Coldwell Banker Commercial Metro Brokers Executive Vice President. “Our aim here is to propel our agents to higher, more predictive career success, by instructing, then instilling, the best and latest information, professional skills, work habits, and operating systems.” Rueter joined Metro Brokers last December, after a fifteen-year stint as president of the Weichert Realtors franchise organization (500 offices, 39 states, 15,000 agents).

PhD is exclusive to Coldwell Banker Commercial Metro Brokers and offered free of charge. There’s an extensive training manual, along with seller, buyer and tenant presentations, checklists and formats to “vastly” increase commercial closings and commissions, no matter the property type, Rueter affirmed.

While cautioning participants as to their proper role in a commercial transaction, the PhD curricula includes heavy doses of real estate taxation and advanced investment analysis. “You can ignore or minimize the reality of capital gains taxes, and the potential of tax shelter,” Rueter emphasized, “Current and prospective owners should know beforehand the likely financial outcomes of both buying, selling, refinancing and possibly exchanging their real estate assets. Our job is not to give advice but point investors and owners to qualified experts to provide accurate information and guidance.” Rueter promises to keep PhD current, particularly in light of proposed changes to the Internal Revenue Code by the Trump administration.

“PhD is our promise to new and more seasoned commercial agents,” Rueter noted, “I plan on using it to demonstrate to outside commercial real estate licensees the power of our Coldwell Banker Commercial Metro Brokers brand and the commitment of Metro Brokers to all our agents’ expertise and financial success.”
